Overview

Part-time position starting at $19.34/hr. (D.O.E) 

 

Position Description

The Key holder lives on site and is available in person or by phone when the staff is not on site.

The Key Holder responds to a request from a tenant to unlock his/her apartment; performs basic safety checks of the buildings; and other observation duties as designated by the Housing Manager. Key Holder NEVER gives out their Master Key under any circumstances. Master Key must be accessible only to the designated Key Holder and no other family members.

Responsibilities

Provide lock out service coverage as needed, and when available. (It is recognized that the Key Holder will be away from the property at times. A tenant may have to wait to be let into their building and/or apartment if the Key Holder is away from the property.} Responsibly respond to emergencies on the property, as should any other responsible tenant.

  • Call 911 in case of fire, gas fumes, life threatening concerns, safety issues for residents, buildings, grounds, or other related emergencies.
  • Notify Housing Manager by phone of any incident or emergency situation. If the Housing Manager is not available, contact the next management personnel identified on the call list.
  • Alert Management to areas of concern, either observed or mentioned by other residents.
  • Use the Key Holder pass key:
    • In the case of an emergency.
    • If a resident locks him/herself out of his/her apartment and requests help to gain entry. Key Holder will accompany tenant to provide entry. The tenant (or requester} must be confirmed to be on the lease prior to providing entry.
  • Unlock/lock Community room for weekend reservations.
  • Perform light janitorial duties as needed during holiday weekends or when other staff are not available, e.g. clean up spills in public areas, if seen.
  • If door(s) are found to be unlocked, the Key Holder should take care of it and check other doors, including the perimeter of the building, to ensure they are locked.
  • Become familiar with landlord/tenant law and the actions that are permissible for landlords.
  • Maintain cooperative relationships with residents.
  • Support a positive, team-oriented work environment
  • Meet and greet property visitors, in a friendly and courteous manner as requested.
  • Communicate or meet with the Housing Manager regularly.
  • Maintain good records of Key Holder activity each month.
  • Take Trash to the curb and back to garage after it is emptied.
  • Take Recycle to the curb and back to garage after it is emptied.

Job Conditions

This position requires the employee to work in an environment where there may be exposure to blood, bodily fluids, and other potentially infectious material.  Other exposures could include cleaning supplies, bedbugs, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors.  Working conditions include interruptions, crisis response, and regular interactions with individuals who are dealing with issues of chemical dependency and/or mental illness, or are experiencing anger or frustration.

 

Physical and Mental Acuity Requirements

The requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.  Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

  • Able to hear telephone rings, phone conversation and face-to-face conversation, door bells and emergency alarms.
  • Able to speak clearly in person and on the telephone.
  • Able to hand write legibly.
  • Vision that enables person to read normal size print and handwritten notes; and distance and peripheral vision than enables person to monitor living spaces and identify concerns that require staff response.
  • Able to sit for sustained periods of time.
  • Able to walk the entire building and ascend and descend stairs quickly to move from one floor to another in order to respond to emergency situations.
  • Mobility/dexterity of hands/arms to enable keying into a unit or other locked area as well as using computers and other office equipment.
  • Ability to prioritize multiple tasks, and to work independently and as a team member.
  • Ability to regularly lift and carry up to 20 pounds and occasionally up to 40 pounds.
  • Regularly able to perform duties as assigned.
  • Able to make independent decisions and apply sound judgment in performing job duties.

Qualifications

Minimum Qualications

  • Key Holder must live on site, and household must meet all criteria to qualify for residency.
  • Ability to pay agreed-upon monthly rent in a timely manner.
  • Able to maintain good standing as a tenant.
  • Available outside of regular business hours to assist with lock outs, check buildings and respond to emergencies.
  • Must be able to maintain a positive customer service style and respond to all tenants in a consistently courteous manner.
  • Ability to pass criminal background check.
  • Commitment to working within the mission, goals and values of Catholic Community Services and Catholic Housing Services.

Preferred Qualications

  • Ability to work with individuals from different backgrounds.
  • Professional demeanor and the ability to maintain professional boundaries.

NOTE: The duties of this position and this agreement may be canceled at any time. Reasons for cancellation could include no longer needing the position, conflict of interest, and/or inability to carry out the above mentioned duties. The stipend may be re-adjusted with no less than 30 days notice.
